Home Information Packs (HIPs)

We can provide a Home Information Pack for you quickly and at a very competitive cost. 

By having your Home Information Pack compiled by your legal advisor, rather than a third party HIP Company, we can check from the outset that there are no title or other issues revealed, which may cause a delay once your property has been sold.  Any issues there may be can be resolved at the start, so that the Conveyancing transaction should progress without any hold-ups.

From 14th December 2007, any sale of a vacant residential property of any size in England and Wales must have a Home Information Pack before it can complete.  The HIP had to have been commissioned before the property could be marketed and had to be provided by the home owner, or their solicitor or an agent acting on their behalf. 

From the 6th April 2009 the basic HIP must be available before you or the estate agent can begin to market your house.  Local searches can still be included in the HIP up to 28 days after the first day of marketing. 

The new Property Information Questionnaire will be a compulsory document for inclusion in the HIP.  The PIQ is designed to be completed by a seller, providing simple, useful information about a property.  This can help to inform prospective buyers' decisions about whether to view, or make an offer on a particular property. 

In addition, the use of personal searches to cover missing data will end.  Every property search in a HIP must now contain all the required search information. 

These changes are being introduced to the Home Information Packs so that better information is available at the beginning of the home buying and selling process, and before buyers incur costs.  Informed choice by buyers at the start can help reduce delays later on and wasted time for sellers.
