A HIP has three parts to it:

1.  LEGAL - this contains a copy of the title to the property, including a copy of the lease, if the property is leasehold.  There will also be included a plan showing the boundaries of the property. 

2.  SEARCHES - the HIP will include a local search and a drainage and water search.

The local searches produce information relating to a whole host of matters including in particular information on highways, tree preservation orders, smoke control orders, road widening/traffic proposals, and planning.  With regard to the planning the local search only reveals planning matters relating to the property itself.  It does not cover any planning permissions affecting any neighbouring properties. 

The drainage and water search reveals to a potential buyer the position of the mains drains and water pipes and any liability for maintenance from the property to the nearest mains.  It also reveals whether the property is served by a water meter, or whether the water supply is chargeable on the rateable value.

3.  ENERGY PERFORMANCE CERTIFICATE - this is prepared by a qualified inspector which we can arrange at very competitive rates on your behalf.
